Cancellation Policy

At Naples Florida Vacation Homes, we understand that plans can sometimes change. At the same time, our strict cancellation policy helps protect our homeowners and our business from last-minute cancellations and allows us to manage our availability fairly for all guests.

Direct Reservations

Reservations made directly with Naples Florida Vacation Homes, LLC, including bookings made through our website, by phone, or through other direct communication, are subject to a strict non-refundable cancellation policy.

Once a reservation has been confirmed, cancellations are not eligible for a refund or credit, regardless of the reason or timing of the cancellation, unless the guest has purchased applicable trip cancellation insurance at the time of booking.

This policy applies to cancellations related to, but not limited to:

• Flight cancellations, delays, or travel disruptions
• Weather conditions, including storms, tropical storms, and hurricanes
• Illness, medical emergencies, death, or other personal circumstances
• Pandemics or epidemics
• Other unforeseen circumstances or events beyond the guest’s control
• No-shows, late arrivals, or early departures

If you need to cancel your reservation, please notify Naples Florida Vacation Homes promptly in writing. When possible, we may reopen the dates on our calendar and attempt to find another guest for those dates. If the property is successfully rebooked, we may be able to reimburse a portion of the original reservation, depending on the circumstances. However, a new reservation does not guarantee a full refund of the original booking.

Third-Party Reservations

Reservations made through third-party booking platforms, including Airbnb, VRBO, Booking.com, or similar platforms, are subject to the cancellation policy that was in effect on that platform at the time the reservation was made.

Any changes to a platform’s cancellation policy made after your reservation has been confirmed will not retroactively change the terms of your existing reservation.

We Strongly Recommend Travel Insurance

Because our direct reservations are non-refundable, we strongly recommend purchasing travel insurance to help protect your investment in your vacation.

When booking directly through our website, you have the option to purchase trip cancellation insurance at the time of reservation. This can provide coverage for certain unexpected circumstances, depending on the terms and conditions of the insurance policy.

If the insurance option we offer does not meet your needs, we encourage you to explore other travel insurance providers and choose a policy that best matches your individual circumstances and coverage preferences.

By making a reservation, guests are responsible for reviewing and understanding the cancellation policy that applies to their booking.
